Tile and grout cleaning
Grout is porous cement. Mopping pushes dirty water into it, which is why grout lines darken evenly across a whole floor rather than in spots. Getting it back requires pressure and containment, not a scrub brush.

Short answerTile and grout are cleaned with a contained high-pressure rinse that vacuums the wastewater as it goes, so nothing spreads onto cabinets. Grout can then be sealed, or color sealed where it has darkened permanently. Natural stone needs different, non-acidic chemistry.
How the floor is cleaned
An alkaline solution goes down and dwells, grout lines get agitated with a brush, and a spinner tool rinses at high pressure while vacuuming the wastewater at the same time so nothing spreads onto cabinets or baseboards. The difference is visible in the first pass.
Sealing versus color sealing
A penetrating sealer slows absorption but does not change color. A color seal coats the grout in a pigmented urethane, evens out the shade, and makes the floor far easier to keep. Color seal is the right call on a kitchen floor that has already gone permanently dark; it is overkill on a new bathroom.
What tile it works on
Ceramic and porcelain take the full process. Natural stone — slate, travertine, marble, saltillo — is a different chemistry entirely and acidic cleaners will etch it. We identify the material before quoting.
What's included
- Contained high-pressure rinse, no mess on cabinets
- Grout lines agitated individually
- Penetrating sealer or pigmented color seal
- Stone-safe process for travertine, slate and marble
- Shower and backsplash cleaning available
- Floor walkable the same day
What tile and grout cleaning costs
Floor cleaning is priced per square foot with a minimum charge, since setting up the containment and the pressure rinse takes the same effort in a small bathroom as in a large kitchen. Sealing is quoted separately: a penetrating sealer is priced per square foot and is a modest addition, while color sealing costs considerably more because it is applied to each grout line individually and takes several times as long. Showers are quoted as their own item rather than folded into floor area, because vertical work with soap scum and hard-water scale is slower than floors.
Natural stone is not tile
Travertine, marble, limestone and slate are calcium-based and etch on contact with acid, which means the standard acidic grout cleaners used on ceramic will permanently dull them. Saltillo and other unglazed clay tiles absorb everything and usually carry a topical wax or acrylic finish that has to be stripped and re-applied rather than cleaned through. Getting this wrong is expensive and irreversible, so we identify the material before quoting — and if a floor turns out to be honed marble rather than porcelain, we tell you that the job is different from what you asked for.
Why grout goes dark and stays dark
Grout is porous portland cement. Mopping does not remove soil from it; it suspends soil in dirty water and pushes it into the pores, which is why grout darkens uniformly across a whole floor rather than in isolated spots. Once the pores are loaded, cleaning restores it as far as the original color allows and no further. Where a floor has gone permanently dark, color sealing is the honest fix — it coats the grout in pigmented urethane, evens the shade across the floor, and makes future mopping actually effective because the surface is no longer porous.

(516) 894-2880Questions we get
Will it make my grout look new?
Cleaning restores it as far as the original color allows. If the grout has stained through, color sealing is what makes it uniform again.
How long does sealing last?
A penetrating sealer runs three to five years on a floor. Color seal on a residential floor typically holds far longer.
Can you clean my shower?
Yes. Shower work is quoted separately from floors because of soap scum and hard water scale.
How much does tile and grout cleaning cost?
Priced per square foot with a minimum charge. Sealing is quoted separately, and color sealing costs considerably more than a penetrating sealer.
Can you clean marble or travertine?
Yes, but with stone-safe chemistry. Acidic grout cleaners etch calcium-based stone permanently, so we identify the material before quoting.
Is color sealing worth it?
On a kitchen or entry floor that has gone permanently dark, yes — it evens the color and makes the grout non-porous. On newer grout in good condition it is unnecessary.
